If you’re buying real estate by private treaty, be sure to have title work done on the parcel before you complete the purchase. This will find delinquent taxes, liens, clouded title and other potential legal issues that may affect your ownership of or responsibilities for the parcel.
For example, if you purchase a parcel from an individual, and that former owner didn’t pay the real estate taxes, you become responsible for that delinquency. If the parcel is certified to this office, we are still required to offer it at auction, even though ownership has changed, unless the delinquent taxes are paid.
