US Home Prices Rose in Q2
As someone who's spent over two decades guiding buyers and sellers in Virginia and Maryland, I keep a close eye on market shifts. In Q2 2026, we saw home prices rise in 184 out of 230 U.S. metros, bringing the national single-family median up to $434,900—a 1.5% increase from last year. Regionally, the Northeast and Midwest led growth with prices up 3.8% and 3.6% respectively, while the South saw a 1% increase and the West slipped 0.8%. Sales activity rose in most regions, especially the South, likely fueled by stronger job growth. At the same time, the typical monthly mortgage payment hit $2,199—up $219 from the previous quarter, but still $52 less than a year ago. Families now spend about 23.8% of their income on mortgage payments, up from 21.8% last quarter. Interestingly, starter-home prices dipped year-over-year, even though payments rose $214 this quarter. These numbers highlight the importance of staying informed and strategic, whether you’re entering the market for the first time or making your next move.
