General advice following the storm:

Tarp your roof and prevent any further damage.

Check your policy deductible for hurricane or tropical cyclone - this is usually separate from your all peril deductible.

Get estimates for the repairs so you can compare to your deductible.

Allstate clients - (800) 54STORM is how you contact our catastrophe claim team if the estimates/damage is above your deductible.

Realtors and Lender Friends. After September 30, 2023, FEMA's National Flood Insurance Program is not permitted to enter in to a new flood insurance contract.

Why is this happening? The NFIP Reauthorization is tied to the legislation that is currently being debated and scrutinized as part of the potential government shutdown.

What does this all mean to closings? As long as an application is/was submitted to FEMA on or before September 30, 2023 and the funds from an individual are received within 10 days or from a lender/ attorney within 30 days, the contract will be honored. Effective dates after September 30, 2023 as long as the application was submitted prior to the lapse in authority date, will be honored as long as premiums are received within required timelines.

Renewal premiums must be received within 30 days of the renewal. If after September 30, 2023 and over 30 days, there will be a lapse in coverage and no new policy can be written until the government shutdown is over and the NFIP is reauthorized.

This does not impact transfers/ assignments. Those can continue as that contract is in place and agents are simply endorsing the owner of the policy. Changes to actual coverage afforded under the policy will follow the same rules for new applications regarding submission date and when premiums are received.

I hope this does not come to fruition, but being ahead of the game is important to all of us.
