Most people think lenders control all closing costs.
👉 We don’t.
Things like:
• Appraisal
• Title fees
• Taxes
• Insurance
• Escrow accounts
…are third-party or government costs. They’re there no matter who your lender is.
So when one lender looks WAY cheaper than another… 👀
there’s a good chance it’s presentation, not actual savings.
The real questions you should be asking are:
✅ What’s my rate?

✅ What does my payment look like long term?
