I'll always encourage people toward homeownership. But I also care about what happens after closing day.

Here's financial advice I give every buyer before we talk down payment:

Make sure you have 1-3 months of expenses in an emergency fund that you are not touching for the down payment.

Why? Because homes have surprises. The water heater. The HVAC. The roof. If you drain every dollar into the purchase and something breaks in month three, you're in a really tough spot.

A strong buyer isn't just qualified — they're financially resilient after closing. Let's make sure you're both.
