From 2021 through 2025, the number of home sales has steadily declined—from roughly 13,000 sales in 2021 to about 8,500 in 2025. That drop in activity is also reflected in total sales volume, which decreased from approximately $3.37B in 2021 to about $2.55B in 2025.

Over that same timeframe, the median sales price rose from $200,000 to $230,000, indicating continued strength at the citywide level. However, this headline number masks differences across neighborhoods, as prices have softened noticeably in some lower-income areas. The result is a more selective market overall, where pricing, condition, and local dynamics matter more than ever.
