About that waiting for rates to come down before you buy …

… note the year of 1971 and the rate of 7.5% on a 30 yr fixed rate

… then note how long it took to come down below 7.5%

… that’s correct … 22 years!

Think about it:

1) Using a $1500/mo average rent for only 5 more years, you will have paid your landlord $90,000 to use toward his/her mortgage, instead of paying down your first 5 years of a mortgage;

2) And chances are your rent will go up every year with inflation, and so will mortgage rates.

While you may think rates are high now, you’ve got nothing to lose and everything to gain by buying a house now instead of later … and if rates go down enough, we can always refi you into a lower rate with no fees about 6 months after we close on your new home.

Conforming vs Jumbo Loan Limits

Conforming loan limits are going from $726,250 to $750,000 with any closing after November 18th, 2023
Jumbos move to above $750,000
At this level my borrowers will save roughly $250/mo on a $937,500 purchase with a loan of $750,000 and a down payment of $187,500.

[Housing Inventory] Values & Rates

If rates go down, like many keep claiming they will, demand will be even greater than it is now. There are so many buyers on the sidelines right now waiting for rates to drop... now is the perfect time to buy (less competition)!!!

There are simply not enough homes being built or resold, so we are in this for the long-haul.

Several things to think about:

- most importantly, housing prices are not expected to come down no matter what happens, as there is so much demand regardless of what happens with rates

- you can always refi (for FREE) with us after 4-6 months, as long as rates drop enough to make it worth it for you.

- if/when rates do drop, the demand will be even greater causing prices to inflate even more

Bottom line: Rates will eventually drop, so don't let the rate stop you. (what goes up must come down). Now is a great time to buy!

Five Keys to a Successful Mortgage Pre-approval

1. Advance Preparation – even if you’re just thinking about moving, this enables me to identify any potential red flags to help you adjust/correct them versus rushing it the day you see a house and finding out it just won’t work. It will save a LOT of expenses and headaches … plus realtors require a pre-approval to make/accept an offer anyway.

2. Credit Scores – higher the better, every 20-point marker helps even more on rate, such as above 680, 700, 720 and so on … we use the middle score, or lowest middle score if 2+ borrowers.

3. Debt-To-Income Ratio (DTI) – total monthly reported debt on your credit report (for things like car, student, and credit card loans) divided by your gross monthly income…must be below 49%.

4. Assets for Down-payment & Closing Costs – you can borrow up to 97% of the purchase price and will need liquid assets of at least 3% down plus another 2-2.5%+/- for closing costs.

5. Loan to Value (LTV) – How much you put down determines your LTV. If you borrow above 80% of the purchase price, then you will need MI (mortgage insurance).
