Right now the biggest question is what the market is going to look like once the COVID moratorium ends. It is possible the government will intervene in the market to prevent another 2008 housing crash from happening but who really knows. All I know is, if that doesn’t happen and there is a crash, a weak market is an investor’s dream. I do have to say though, my goal is to keep current tenants in their homes. Not looking to displace anyone in the name of profit. I want to be part of the movement to buy BACK the neighborhoods if you know what I mean. I am planning on waiting another few months to see what happens and get in where I fit in to accelerate my growth. I highly recommend that if you have some money saved up or equity in your home that you can pull out that you begin watching the market for a housing dip, reach out to me if you’re interested in finding out how you can invest in real estate!

A huge piece of advice I almost learned the hard way: find yourself a well versed handyman with knowledge of HVAC, Electric, and Plumbing. My connections to this space just saved me $3,500 after I was quoted $600 to fix my furnace and was encouraged to just replace it because of its age for a part that cost $120 and took 20 minutes to fix...

I am learning as I go but that is part of the game when you are building wealth. I’m glad this lesson didn’t cost me as much as I first thought 🙏🏽

Update: I will not be moving forward with this deal. After inspecting the property, I do not feel it is the right deal to invest in. Biggest part of investing is knowing when to walk away. The numbers have to be right for the property you’re getting and the simple answer for this one was No. On to the next!

I have identified a second property! If this deal works out, it will only take $6,000 to gain control of $165,000 worth of real estate with the ability to gross $2,400 in monthly rents. That is a 3.8x return on investment and a 4.8x cash on cash return in one year if the building stays fully occupied. No other investment gives you returns like real estate. Interested?

My name is Ariana Smith and I am the founder, owner, and operator of Helix Investments, LLC. As a single member limited liability company, Helix Investments is a holistically integrated company overseeing investments, property acquisitions, marketing and advertising, financials, property management, and more.

I started Helix Investments because I understand the incredible wealth building power of real estate. My undergraduate degrees are in entrepreneurial management and marketing from the University of Iowa. I was a real estate agent post-undergrad which is where my knowledge of real estate first began. I have spent the last 2 years studying real estate, markets, strategies, and more. I am currently in property management at a 528 unit complex where I have been able to learn the ins and outs of operations at a large multifamily property. All of these experiences coupled with my passion and determination uniquely qualify me to start this business.
