If you just assume you need $60,000 in liquid cash to buy a $300,000 home, you’re doing yourself a disservice.

Look into your options.

This guy named Freddie and this woman named Fannie makes the rules, not me.

We do everything possible to get loans to the finish line, but sometimes, we just need some things to go the right way.

We’ve all seen those perfectly polished email sign-offs... “Kind regards,” “Warmly,” “Best wishes,” Meanwhile, I’m over here thinking... “May your interest rate be low and your coffee be strong.” Or... “Talk soon... unless you’re ghosting me after I send your document list.” I may have some unhinged email sign-offs, but when it comes to your mortgage, I take things seriously. Whether you’re buying your first home, upgrading, downsizing, or just wondering what you qualify for, I’m here to guide you through the process from application to closing—with plenty of communication (and maybe a few questionable email endings) along the way. All jokes aside, if you’re looking to secure a mortgage loan, give me a call. I’d love to help you get home! 🏠

How much house can you afford?! 👇

The 28% rule says that no more than 28% of your gross income should go towards your mortgage. Using an example of 10% down, 6.3% interest rate, and estimated taxes and insurance, here’s what that breaks down to:

$300,000 home → $97,000 income
$400,000 home → $129,000 income
$500,000 home → $162,000 income
$600,000 home → $195,000 income
$700,000 home → $211,000 income
$800,000 home → $260,000 income

HOWEVER - you can technically get approved for much more. Lenders will approve you for ~45% of your gross income, minus your debts.

Here’s what that breaks down to if you have no debt (also assuming 10% down, 6.3% interest rate, and estimated taxes and insurance).

$300,000 home → $61,000 income
$400,000 home → $80,000 income
$500,000 home → $101,000 income
$600,000 home → $121,000 income
$700,000 home → $142,000 income
$800,000 home → $162,000 income

What you need to do is figure out the monthly payment you can comfortably afford, and work backwards from there! Maybe it’s closer to the 28% rule, or maybe it’s more or less! It all depends on what YOU are comfortable with!
