.50 drop in Fed rate today, another .50 by end of the year, and 1% drop for all of 2025. Please remember these rate reductions affect credit card rates, heloc rate adjustable rates, mortgage adjustable rates and adjustable student loans. These reductions do not translate into a real .50 drop in fixed mortgage rates. The mortgage market has had this priced in for the last 3 weeks, which is why we have some of the best rates since Covid.

Next week is the Federal Reserve meeting and they will be lowering the Fed rate. The decision has already been priced into the mortgage interest rates for the last couple of weeks. This particular lender if offering these rates thinking the Fed will super size this rate cut. So take advantage of their of hopes for a larger than expected rate cut. It is certainly better then having to come up with $2083.33 because the current master condo insurance policy no longer covers all of the required deductibles. This is my 3rd client calling asking if this is real, it is and very unfortunate. 3 different complexes all hit by recent storms. Please attend any and all condo board meeting. Unfortunately, this client missed a meeting last November. It was scheduled for late afternoon in the middle of the week when 75% of the complex couldn't attend to vote and the lower deductible passed. Please don't miss the chance to vote or miss any meeting called by your HOA board. It can literally save you thousands!

I see many realtors co-marketing with lenders that do not shop for the best loans or rates. Stop missing out on owning a home because you were pointed towards the wrong lender. All you need is the loan officer's NMLS number and you can see if the loan officer is working for you or against you!
