Can a family member help you buy a house? Absolutely! 🎁🏡

If a relative wants to help you with your down payment or closing costs, those are called gift funds—and they are a fantastic way to bridge the gap to homeownership!

But before your loved one transfers any money, there are a few simple rules you need to follow so your loan approval goes smoothly:

1️⃣ It MUST be a true gift: It cannot be a loan in disguise! The person giving the money must sign a gift letter stating they do not expect to be paid back.

2️⃣ Who can give it: Generally, gift funds must come from an immediate family member (parents, grandparents, siblings, etc.).

3️⃣ Paper trail is EVERYTHING: Lenders need to trace where the money came from. Do NOT deposit cash! The funds should be transferred electronically or via cashier's check with bank statements showing the paper trail.

💡 Pro-Tip: Talk to your lender before moving any money around! A quick 5-minute chat can save you weeks of extra paperwork hassle during underwriting.
