One of the great things about working at Mid-Missouri Bank is that after 10 years, employees earn a two-week sabbatical.

Derek celebrated his 10-year anniversary earlier this year and is officially enjoying his sabbatical over the next couple of weeks.

So if he’s a little slower returning calls or emails, no worries, Joey has everything covered.

Now, some people may assume Joey is:

DID YOU KNOW you may be able to use gift funds to help purchase a home?

One of the biggest misconceptions about buying a home is that you have to save up the entire down payment and closing costs on your own. In many loan programs, gift funds can be used to help make homeownership possible!

Gift funds can often be used toward:
- Down payment
- Closing costs
- Cash reserves (depending on the loan program)

So who can give gift funds?

Typically, acceptable donors include:
- Family members
- Fiancés or domestic partners
- Close relatives by marriage or adoption
- In some cases, employers, charitable organizations, or approved assistance programs

One important thing to remember:
Gift funds must be properly documented, including a gift letter and verification of the transfer of funds.

The final week before closing is exciting… but it’s also when small mistakes can turn into big problems. Here are some of the most common issues we see:

- Opening new credit cards or financing furniture/appliances. Even “0% interest” financing can impact your loan approval.

- Large unexplained deposits. Moving money around without documentation can create underwriting headaches.

- Changing jobs or pay structure. A new position, commission structure, or reduced hours can affect loan qualification.

- Missing paperwork requests. Lenders often need updated paystubs, bank statements, or explanations right before closing. Delays in getting documents back can delay closing.

- Spending savings needed for closing. Down payment and closing funds need to stay available until the transaction is complete.

- Issues during the final walkthrough. Unexpected repairs, damage, or seller move-out problems can create last-minute negotiations.

- Wire fraud scams. Always verify wire instructions directly with your title company before sending funds.

The best advice? Once you’re under contract:
