I talk to a lot of people this time of year who are so close to being ready but keep talking themselves out of it.

So let me just lay out what I know to be true after years of doing this work.

I had a conversation recently with someone who had been renting the same place for going on six years. Good place, reasonable rent, comfortable routine. But when we actually sat down and looked at what those six years had cost him with nothing to show for it on the other side, the number was sobering.

He wasn't behind on anything. He wasn't making bad decisions. He just hadn't had anyone stop and show him what he was missing.

That's the conversation I love having. Not the one about rates or paperwork — the one about what your financial life looks like five years from now if you buy versus if you keep waiting. Because equity is not complicated. It's just ownership doing its job over time. Values go up, your balance goes down, and the gap between those two numbers belongs to you.

I want to say something that I think gets lost in all the noise around buying a home.

Your mortgage payment is not an expense. It is a deposit into something you own.

One of the most overlooked things before applying for a mortgage is what's sitting on your credit report.

Not your score — your report.
Those are two different things.

A score gives you a number. A report tells you the story behind it — and sometimes that story has errors quietly working against you.

Pull your report before you ever fill out an application. Look for accounts you don't recognize or balances that don't match. Catching something early gives you time to fix it.
