You found the house! Your offer got accepted! You are officially under contract! And now everyone around you is asking how it is going and you have absolutely no idea what is happening or how long any of this takes.
Been there. Let me break it down for you. Here is what the next 30 to 45 days generally look like:
-Home inspection happens first, usually within the first week, so you know exactly what you are walking into
-Appraisal gets ordered to confirm the home is worth what you are paying for it
-Your loan file moves into underwriting, where everything gets reviewed and verified
-Your lender may come back with conditions, which are just additional documents or clarifications they need
-Once everything is satisfied, you get cleared to close and you schedule your closing date
-Then you show up, you sign a truly unreasonable amount of paperwork, and you walk out with keys to your home
The whole thing can feel like a lot when you are in it. That is why I stay in communication with my buyers throughout the entire process, because you should never feel like you are waiting in the dark wondering what is happening.
