Took a PI test recently and my result was “Strategist.”

It described someone who is driven, competitive, people-focused, and good at solving problems to get results.

I actually laughed when I read through all of the descriptions… that’s basically what a loan officer does every day.

To be most effective to home buyers you have to:
• Build trust with people quickly
• Solve problems when deals get tricky
• Move fast when timelines matter
• Stay persistent until the job is done

Every loan has a different story. Every client has a different situation. That’s what keeps the job interesting.

I would say what I love most about my career is the: “Can we actually buy a home?” to holding the keys at closing.
That feeling is something that I can't describe. I consider it a profound responsibility when a homebuyer trusts me with their largest financial decision.

“The mortgage world is so overwhelming…”

Yep. I hear this a lot. And hey, I get it — buying a home can feel like you just walked into a financial escape room with no map, a broken flashlight, and a timer ticking down.

But here’s the deal: the mortgage industry isn’t scary… it’s just like IKEA instructions — confusing at first, but totally doable once someone helps you translate the weird symbols.

Behind every rate, every random acronym, and every “please sign here” is a real human (👋 hi!) who actually wants to help you win — not trap you in a never-ending paperwork vortex.

✅ You don’t need to know mortgage lingo
✅ You’re not supposed to do this alone
✅ Ask all the questions — even the ones that start with “This might be dumb, but…”

Let’s make homebuying feel a little less like a horror movie and a little more like a buddy comedy. 🎬🏡

Happy Wednesday!

I wanted to share a interesting perspective on Loan Estimates.

Lenders sometimes bury or downplay points (aka discount points or origination points) in Loan Estimates, which can make it harder to see the true cost of the mortgage.

🚩 Red Flags
- Rate is much lower than other lenders — too good to be true?
- APR is significantly higher than the interest rate
- Big upfront fees listed in Section A without clearly calling them “points”

✅ Tips to Protect Yourself
- Ask directly: “Are there any discount points included in this rate?”
- Compare Loan Estimates from 2–3 lenders side by side
- Use online mortgage calculators to reverse-engineer the rate with and without points

Sooooo.....How important is it to use a lender you trust????

It's hugely important — probably one of the most underrated parts of choosing a lender.

You're not just picking someone to give you money. You're choosing a partner in what’s likely the biggest financial transaction of your life.

🏡 Mortgage Monday: Buying a Home? Here’s What to Know!

💰 Down Payment Options – You don’t always need 20% down! FHA, VA, and conventional loans offer flexible options, some as low as 3%.

🔎 Loan Pre-Approval – Getting pre-approved shows sellers you’re serious and helps you understand what you can afford before house hunting.

📑 Closing Costs & Fees – Beyond the purchase price, budget for costs like appraisals, inspections, and lender fees—typically 2-5% of the home’s price.

Buying a home is a big step—knowing your mortgage options makes all the difference!

Happy Monday!!

🏡🏡Let’s talk FHA today, more specifically appraisals! 🏡🏡

Buying with an FHA loan? The home must pass an FHA appraisal, which checks value and safety.

🔍 Not a full home inspection—just basic health & safety.

🚨 Issues? Repairs may be required (peeling paint, roof problems, exposed wiring).

📉 Low appraisal? Negotiate, pay the difference, or walk away.

💸💸 The appraisal sticks with property for 120 days.
