If you are dealing with a property in probate, here are three key lessons we’ve learned through experience:

Work with an experienced probate attorney to ensure all legal requirements are handled correctly for court and title approval.
Plan for extended timelines. Probate transactions consistently take longer than initially expected.
Ensure all heirs are identified and aligned early in the process to avoid delays or disputes.

Probate real estate transactions can be complex, but proper planning can help reduce delays and complications.

Why do some homes sell quickly while others stay on the market?

Often, it comes down to three areas:

✔ Exterior appearance
✔ Interior presentation
✔ Overall condition

Today’s buyers place a premium on homes that feel clean, updated, and move-in ready.

Small improvements before listing can create a major difference in interest and timeline.

Purchasing a partially remodeled property can present hidden risks if due diligence is not thorough.

While these homes may appear move-in ready — with updates such as demo work, new HVAC, electrical, or drywall — critical issues may still exist behind the walls.

If permits have been pulled or work has already been initiated, the property must meet current building codes in full.

This includes plumbing, electrical systems, and any structural modifications.

Once inspections occur, the current owner becomes responsible for any required corrections — regardless of who performed the original work.

These situations can significantly impact renovation budgets if not properly evaluated prior to purchase.

We recently acquired a property where the sellers began the renovation but were unable to complete it.

A significant amount of work has already been done, including:
• refinished hardwood floors
• new drywall
• new doors and windows

Our scope will focus on finishing work including paint, fixtures, flooring, kitchen, and bathroom completion.

Once complete, the property will be evaluated as either a rental or resale opportunity.

A recent comment raised a common question about house flipping and housing affordability.

This property would not have qualified for traditional financing and required a full renovation before it could be safely occupied.

From the seller’s perspective, the property needs included:
• a fast, as-is sale
• no repairs or inspections
• flexibility on timing

Traditional buyers are typically not positioned to meet those needs.

Our role is to purchase, renovate, and return these homes to the market in livable condition for future buyers.

Different perspectives exist on the housing market, but this is the function we serve within it.

We originally expected to close on this property within days… that timeline ended up stretching into months then well over a year due to probate complications.

After multiple estate changes and legal updates, the transaction is now finally nearing completion and waiting on final court approval.

This is a strong example of how probate transactions can extend timelines well beyond normal expectations.

We’ll share updates once this one officially closes.

Lesson learned… 🏡

This mobile home had an addition without a permit, and it could’ve caused big problems. Thanks to a title company we trust, we caught it before closing.

Tip for investors: always check with the county or city before buying a property.
