have been married for 12 years and have two amazing children, Ethan and Lydia, ages 8 and 6. For over 15 years, I have served Missouri residents while working for the state. 2. Cost Approach - this type of appraisal is often used for new or unique properties where there are limited comparable sales. The cost approach estimates the value of a property by calculating the cost to replace or reproduce it, minus depreciation
3. Income Capitalization – this appraisal is mainly used for commercial properties or residential that will produce income. It estimates the property’s value based on its income potential.
4. Appraisal Review – not technically an appraisal type but it involves evaluating and verifying the accuracy and reliability of an existing appraisal type.
5. Desktop Appraisal – a limited appraisal where the appraiser doesn’t physically visit the property; they rely on public records recent sales data to estimate the property value.
