Google is great for a lot of things.
Diagnosing whether you can afford a house? Maybe not.

Online mortgage calculators can give you a starting point, but they don't know your complete financial picture.

They don't know which loan programs you may qualify for.
They don't know your actual taxes and insurance.
They don't know what debts may or may not need to be considered.
They don't know whether down-payment assistance could be available.
And they definitely don't know what monthly payment you feel comfortable living with.

There's also a BIG difference between:

“What can I technically qualify for?”

and

“What payment actually makes sense for my life?”

Those are conversations I want to have with my clients. So before an online calculator convinces you that you can afford a $600,000 house, or that you'll never be able to afford one at all, talk to an actual human. Me!

Labor Day is more than the unofficial end of summer. 🇺🇸 Did you know it was created to recognize the contributions of American workers, the people whose hard work has helped build our communities, our businesses and our country.

And maybe that's why this holiday always makes me think about the people I get to work with every day.

I see the overtime worked to save a little more.
The years spent building a career.
The small business owners taking the risk.
The families working toward something better for their kids.
The first-time buyer who has been quietly saving.
The couple wondering if all that hard work has finally put homeownership within reach.

A home is so much more than a house. For a lot of people, it represents something they've worked really hard to achieve.

So today, I'm celebrating the workers, the dreamers, the builders, the business owners, the teachers, the first responders, the healthcare workers, the restaurant crews, the tradespeople and everyone else who gets up and puts in the work.

Some people make such an impact on their community that you don’t even have to know them personally to notice. 💗 When I read the nomination for this month’s Robertson County Hero, I knew immediately how deserving she was.

The person who nominated Jenni Dusky wrote: “She is always helping someone. I do not know her, never met her, but I always see her making things happen for others!”

That says so much about Jenni. Because I do have the privilege of knowing her personally, and I can tell you that what you see from the outside is exactly who she is when no one is watching.

Jenni serves as a social worker and Homeless Liaison for the Robertson County Schools Family Resource Center, working with children and families who are often navigating some incredibly difficult circumstances.

She is constantly finding a way.

Making the phone call. Finding the resource. Filling the need. Advocating for a child. Helping a family through a hard season. And somehow, while carrying work that can be incredibly heavy, Jenni is pure joy and sunshine.

If you know her, you also know how much she loves Dolly Parton, and I’ve often thought Jenni may be one of the closest examples I’ve ever met of the way Dolly chose to live her life.

Love people. Give generously. Don't judge. Take care of children. Use what you have to make somebody else's life a little better. And bring a whole lot of joy with you while you're doing it.

There are families in Robertson County whose lives are different because Jenni (and her team) showed up for them. There are children who have been seen, supported and cared for because she refused to let them fall through the cracks. And I know there are countless acts of kindness and needs she has quietly met that most of us will never hear about.

To me, that is exactly what a Robertson County Hero should be.

Jenni, I am SO proud to recognize you as this month’s Robertson County Hero. Thank you for loving this community so fiercely. Thank you for seeing people. Thank you for being the one who makes things happen.

And most of all, thank you for reminding us how much difference one person with a really big heart can make. Robertson County is better because you’re in it. 💗

Your interest rate matters. Of course it does.

But I see buyers get so focused on getting the “best rate” that they forget to look at the entire financial picture.

What is your actual monthly payment?
How much cash will you need at closing?
What does the loan cost you upfront?
Are there seller concessions available?
How long do you realistically plan to own the home?
Does the loan structure make sense for your goals?

A lower rate isn't automatically the better deal if you have to spend thousands of dollars to get it. And sometimes the smartest financial decision isn't the one with the prettiest number advertised online.

The goal isn't to win the interest-rate game. The goal is to structure a mortgage that makes sense for YOU. That's why I want to have the conversation before you start comparing numbers on a screen.
