PMI doesn’t always have to stay for the life of your mortgage.

If you have PMI on a conventional loan, building equity could eventually give you options to remove it. That may happen through regular mortgage payments, paying additional principal, or refinancing if your home’s value and loan scenario make it worthwhile.

The exact requirements depend on your loan, payment history, servicer, and current equity position, so reaching 20% equity doesn’t necessarily mean PMI disappears automatically.

Wondering how close you are to getting rid of PMI? Send me a message and I can help you understand your options.

I watched a webinar the other day and the speaker was talking about social media. I just thought it was going to be another sales pitch webinar but the speaker turned out to be really funny. Do you know what "Problematic Social Media Use (PSMU) or Media Addiction is?" Other industry experts call it "Compulsive Social Media Use" or "Behavioral Addiction-Like Social Media Use." This refers to a person who is particularly driven by posting videos, checking views, likes, comments, and engagement, the behavior can involve a validation/reward loop: receiving attention/engagement, a dopamine/reward response or urge to post again. You may also hear the term "Social Media Addiction Disorder," but that is not an official DSM-5_TR diagnosis. Some people have referred to this as narcissism just because someone posts constantly. The speaker went on to say that if you are describing someone who films VIRTUALLY EVERYTHING, constantly creating videos, posts throughout the day, and seems unable to experience an event without documenting it, you call this "Compulsive Social Media Use With Validation-Seeking Behavior." Very interesting. By the end of the speaker's webinar everyone was laughing so hard. We all know people who exhibit this behavior. See less

A closing is always worth celebrating, but long-term relationships mean even more.

When clients come back after more than 15 years, it’s a reminder that this business is about more than one transaction. It’s about being a trusted resource they can call whenever mortgage questions come up, today and years from now.

That kind of trust is the real win.

Why work with a mortgage broker instead of going directly to one bank?

Banks typically offer their own loan products and guidelines. A mortgage broker can compare options across multiple lenders to help find a loan program that may better fit your financial situation.

At The Texas Mortgage Pros, we work with 70+ lenders, giving qualified borrowers access to a wider range of mortgage options, including solutions for self-employed buyers and borrowers with unique financial profiles.

Lender guidelines can vary, so a scenario that may not work with one lender could be worth exploring with another. You also have a mortgage professional helping guide you from application through closing.

Looking for a mortgage broker in Texas? Contact The Texas Mortgage Pros to explore your home loan options.

Program availability and qualification requirements vary by lender and borrower. Contact a licensed loan officer for personalized information. The Texas Mortgage Pros | NMLS #2665861 | Equal Housing Opportunity

Comment "Self-Employed" and I will reach out.
803 credit score. Still denied. The issue was not her credit. As a self-employed borrower, her tax returns did not show enough qualifying income for a traditional mortgage.

We reviewed 12 months of business bank statements through a Non-QM loan program instead.

Approved. Closed.

Some numbers only tell half the story. Certain Non-QM programs may offer another option for eligible self-employed borrowers.

Program guidelines apply. Approval is not guaranteed.

Good credit matters, but lenders also look closely at your debt-to-income ratio.

DTI compares your monthly debt payments to your gross monthly income. A lower DTI can improve your chances of qualifying and may give you more buying power.

Before you start house hunting, let’s review the numbers and build a plan that works for your budget.

Putting less than 20% down can help you become a homeowner sooner, and conventional PMI may be removable once you build enough equity through payments, appreciation, or both.

The goal is not always to wait until you have 20% saved. It is to understand your options and choose the path that fits your finances.
