Freddie Mac has updated its asset depletion guidelines, which may create new qualifying opportunities for clients who have significant assets but whose traditional income doesn't tell the full story.
A few of the key changes:
✔️ Qualifying income is now calculated using 180 months instead of 240 months, which may increase qualifying income for eligible borrowers.
✔️ No borrower age restriction for eligible depository accounts and securities.
✔️ Available for eligible primary, second home, and investment property purchases, as well as qualifying no cash-out refinances.
✔️ Minimum net eligible assets of $30,000.
✔️ Asset seasoning and source documentation requirements still apply.
Here's where I come in: if you have a client with substantial assets who doesn't fit neatly into the traditional income box, don't count them out. Send them my way and I'll take a closer look at their financial picture to see what financing options may be available.
