You don't need 20% down to buy a house.

I know — that number gets passed around like gospel. But it's outdated advice from a different generation of lending.

Here's what's actually possible today:

Conventional loans at 3-5% down — and you can still eliminate mortgage insurance without putting 20% down.

Washington State alone has over 70 first-time homebuyer programs. Some of them are 0% down.

Seventy. Programs. Most people don't even know about two of them.

Your parents meant well — but that "you need 20% down" advice? It's outdated.

Here's what's actually out there right now:

🏠 USDA loan — 0% down
🏠 State down payment assistance — little to nothing out of pocket
