Pre-approval was easy, and then she went above and beyond for us, speaking on our behalf to get sellers comfortable with us. In doing so, she helped us secure a perfect home. She then guided us through the application and underwriting process (which was much easier than I anticipated) and helped us get to the finish line. We had a very tight closing schedule and she made sure everything was completely timely so we were clear to close with time to spare.

A huge win for my buyers today AND a special announcement for any prospective FHA buyer!
My buyers were denied by another lender 2 months ago, all while being under contract on a home they loved. When I was referred to them by their realtor for a second opinion, I was able to rework their file & get them approved. BUT THE STORY DOES NOT END THERE...we ran into septic/well distance issues (Realtors/Fellow Lenders: you know how this goes)..so we had to apply for a waiver with HUD. FHA has specific requirements for their septic/well/property line distances for homeowners, making it challenging over the years to get approvals. Weeks went on with no update, when all of a sudden...July came around and HUD made an incredible announcement about their septic/well distance guidelines, making it "easier" for existing constructions to obtain financing. I KNEW we could challenge this and get it approved by HUD, and this guideline update came at the most impeccable time. Days later, we received the official APPROVAL from HUD and were Cleared for Closing 24 hours after. 👏
I am so beyond ELATED for my wonderful clients Stacey & Steve who are now officially homeowners! The journey was all worth it.😚😚

Whats one of the best gifts to buy yourself after a wedding??...A HOUSE!🏠🌻
I am so so proud of my clients Hailee & Owen for closing on their new home in NY this morning. I am even prouder for all sides coming together to make this easy on all ends. 🫶

DID YOU KNOW‼️If you plan to exchange vows & are getting a lump sum of wedding funds, you can use that money as a down payment on a house. Normal documentation would require copies of the checks you received, a copy of your wedding invitation & the deposit slip/bank statement showing the funds clearing in your account(subject to other conditions if applicable).
