The client had been in contract with a builder on a new home for over 8 months. She had been working with the builder's in-house lender like most new-build buyers do.

Two weeks before the client's new house is set to be completed, the builder's in-house lender notifies them that they cannot approve them for the loan. If they don't close the transaction within 7 days after the completion of the home, they would have been considered in default and would likely lose the house. The loan officer won't return her calls.

The client, now desperate and near the verge of tears, calls me and explains her situation. I realize the other loan officer has no idea what they're doing, so I take over the loan transaction and clean up the mess.

What the builder's sh*tty in-house lender couldn't do in 8 months, we managed to pull off in 2 weeks. As of the time of this post, she's in the process of moving into her new home :)
