Reverse mortgages have a bad reputation from like 20 years ago and honestly, it's outdated. The programs have changed a lot, the guardrails are stronger, and for a lot of homeowners 62+ they're one of the smartest ways to tap home equity without giving up ownership of the house.

I've had clients use them to buy their next home outright with no monthly mortgage payment, cover healthcare costs in retirement, or just stop stressing about a fixed income stretching far enough. Every single week someone tells me they're not even looking at houses yet because they think they need 20% down saved up.

Nope. Not even close for most people.

Conventional loans can go as low as 3% down. FHA loans start around 3.5%. VA and USDA loans can mean zero down if you qualify. The 20% number only really matters if you're trying to skip mortgage insurance, and even then, that's a choice, not a rule.

So if the down payment math is what's been holding you back from even starting the conversation, let's actually run your numbers instead of guessing. It's usually a lot less scary than the internet makes it sound.
