Quick read on what we are seeing in note inventory right now...

More owner-finance paper coming to market from sellers who originated 2020-2022, when rates were low and seller financing was a creative way to move a property. Many of those sellers are now realizing the cash flow is fine but the lump-sum need is real.

We are also seeing more institutional sellers cleaning up small-balance pools they would have sat on two years ago. The bid is reasonable right now.

Hey, Eddie here again! Let's take a look at a deal we did recently...

Note seller in the Midwest, 14-year owner-finance note. Performing. Borrower 47 months in.

He had two reasons to sell: he was retiring, and he wanted the lump now to clear a different obligation. Note brokers had been quoting him for weeks. He didn't like the quotes.

We looked at the file on a Tuesday. Funded on the following Tuesday. Cleaner price than what he had been quoted, but more importantly — closed in the time he actually needed!

Speed isn't the only thing that matters. Some weeks it's the only thing that matters!
