To Refinance or Not to Refinance . . . That is the Question

Last week, the Fed cut the PRIME rate by 0.5%. This move was expected and signals that inflation may be easing. The Fed will meet again in November, and another rate cut could be on the way. That, along with the election wrapping up, might shift market perspectives as we head into 2025.

For mortgage rates, they’re mainly influenced by the bond market, which reacts in real time to economic conditions. So while the Fed’s actions get attention, mortgage rates have already responded, and they’ve dropped. Here's a look at the bond market over the past two years. As the bond market rises, interest rates typically fall.

If you got your current mortgage in the last couple of years, refinancing is likely in your future. The question is when. With your current rate, a refi might be beneficial now, but rates could drop further in the coming months. Do we refinance now, or wait and see?

After six straight weeks of declines, mortgage rates held steady this week and remain at lows seen in September 2017. The US capital markets will be zeroing in on next week's two-day Fed meeting which kicks off on Tuesday and ends Wednesday with the 2:00 p.m. ET release of the monetary policy statement. Americans filing for first-time unemployment benefits remained near 50-year lows in the latest week as the labor market continues to tighten.
