VA Home Loan Updates

Some major changes to VA appraisal requirements are officially reducing unnecessary hurdles in the homebuying process — especially for veterans and military families using VA financing.

Here’s the quick breakdown 👇
🔹 Peeling Paint on Newer Homes
For homes built after 1978, peeling paint is no longer automatically treated as a required repair if it’s considered cosmetic.
🔹 Detached Buildings Get More Flexibility
Sheds, detached garages, and other outbuildings no longer have to meet the same strict VA property standards as the main home.
🔹 Fewer Extra Inspections
Certain specialty inspections and certifications — including some radon-related requirements for new construction — are being reduced or removed.
💥 What this means:
✔️ Fewer last-minute repair negotiations
✔️ Smoother closings
✔️ Stronger VA offers in competitive markets
✔️ Less stress for buyers and sellers
⚠️ Important:
The property still must be safe, structurally sound, and sanitary. VA financing is simply cutting back on unnecessary cosmetic or low-risk conditions.

📅 These updates apply to VA appraisals ordered on or after May 1, 2026.
This is a solid move toward making VA homeownership more accessible while keeping common-sense protections in place
