First Time Home Buyer?...
Understanding key terminology is essential for navigating the complex home buying process with confidence.
The most important terms for first-time homebuyers cover three main areas: finances, the purchase process, and the property itself.
Financial and Mortgage Terms
These terms affect the loan amount, monthly payments, and total cost of the home.
• Principal: The amount of money borrowed for the home.
• Interest: The cost of borrowing, expressed as a rate.
• Down Payment: A percentage of the home price paid upfront. A larger down payment can reduce the loan amount and help avoid Private Mortgage Insurance (PMI).
• Private Mortgage Insurance (PMI): Insurance protecting the lender if the down payment is less than 20%.
• Pre-approval: A lender's commitment to loan a specific amount, showing sellers you're a serious buyer.
• Debt-to-Income (DTI) Ratio: Compares monthly debt to gross monthly income, used by lenders to assess repayment ability.
• Closing Costs: Fees paid to finalize the transaction, typically 2% to 5% of the price.
• Escrow: A third party holding funds and documents until sale conditions are met.
Purchase Process and Property Terms
These terms are related to the steps, protections, and conditions of the purchase.
• Earnest Money: A deposit showing commitment after an offer is accepted.
• Contingency: A condition in the purchase agreement that must be met for the contract to be valid. Common types include inspection, appraisal, and financing contingencies.
• Appraisal: A professional estimate of the property's market value.
• Home Inspection: An examination of the home's structure and systems for defects.
• Title Insurance: Protects against financial loss from property ownership disputes or liens.
• PITI: Acronym for the four parts of a monthly mortgage payment: Principal, Interest, Taxes, and Insurance.
• Fixed-Rate vs. Adjustable-Rate Mortgage (ARM): A fixed rate stays the same for the loan's life, while an ARM's rate can change based on market conditions.
