That may work—but here’s what many buyers forget: when rates drop, demand often rises too.

More qualified buyers can enter the market, inventory can get tighter, and home prices may face upward pressure. You may save on interest rate, but potentially pay more for the house—or lose negotiating power in a competitive offer situation.

Buying now does not mean you are stuck with today’s rate forever. If rates decline later and refinancing makes financial sense, that may be an option. The important thing is comparing the complete picture—not just chasing a headline rate.

Need more buying power for your next home—but your current home hasn’t sold yet?

If you have equity in the home you own now, a HELOC may help qualified buyers access a portion of that equity for their next purchase. Funds may be used toward the down payment and eligible closing costs, helping bridge the timing gap between buying your next home and selling your current one.

This program may allow up to 89.99% combined loan-to-value (CLTV)—meaning your current first mortgage balance and new HELOC balance together may total up to 89.99% of your home’s value, subject to qualification and program guidelines.

You’ll still need to qualify for the HELOC and your new-home financing, including the temporary overlap in payments. But for the right situation, this can create more flexibility and buying power when you need it most.
