The Bureau of Labor Statistics released its July Jobs Report, showing losses both last month and further revisions to previous months. One thing is for certain, the job market is struggling, BUT a reduction in the overall labor force from old people aging out to others giving up on finding work has masked these significant loses in the overall labor force employment picture. Economic indicators have been favorable to mortgage bonds recently but the war in the Middle East still looms over the entire economy, including hopes of lower mortgage rates.

The core reading of inflation strips of food and energy and to mortgage lenders, shows a more consistent long term trend on the rate of inflation. This week, we saw a positive affirmation on the reduction of inflation from the month of May into June. Hopefully this trend continues despite the fluctuating nature of energy prices.

Inflation levels have reached their highest pace of annualized inflation in 3 years, but the culprit may not be the usual suspect. A big portion of the core PCE has come from increased levels of portfolio management. With the stock market continuing to hit all time highs, assets under management fees continue to increase. Good news for asset holders, but increased levels of inflation continue to be a key contributor to the Fed's decision to maintain a higher fed funds rate.

It’s FED WEEK! The first fed meeting of Kevin Warsh’s tenure as chair of the Federal Reserve and the consensus is that there will be no change in the fed funds rate. Higher inflation due to the conflict in Iran and stable employment has really dampened hopes of rate cuts from the fed in the near future.

Home affordability at a national level has moved to it's most affordable levels in 3 years. Partially due to increased wages and partially due to slowed down appreciation levels. Locally in the Seattle area, we are still considered a cost burdened market with the median home buyer spending 41% of their gross income on prospective mortgage payments. That compares to 32% nationally.

While housing affordability remains out of reach for millions of Americans, particularly first-time and entry-level buyers, conditions have improved modestly in the last year, according to the latest data from the National Association of Home Builders (NAHB)/Wells Fargo Cost of Housing Index (CHI).....
