You’re probably going to see posts saying “Fannie Mae removed the 620 credit score requirement!” all over your feed for the next few days… so here’s the real truth and what it means for you.
Yes, Fannie Mae removed the hard 620 minimum.
No, it does NOT mean anyone with any credit score can automatically get a home loan.
Here’s what actually changed:
1. Fannie Mae uses a computer system to approve most conventional loans.
2. Before, that system would automatically deny you if your score was under 620.
3. As of Nov. 16, that automatic cutoff is gone.
4. Instead, the system will look at your whole financial picture (income, debts, payment history, savings, etc.), not just a single number.
What this means for you:
- If your credit score is below 620, you might have a better chance than before.
- People with thinner credit histories may benefit too.
BUT you still need to qualify with income, debt, stable job, and lender rules still apply.
If you’re curious how this affects YOU specifically, message me and I’ll run the numbers. No pressure, just honest answers.
