The potential for confusion during the next few months is high, with a CCAO appeal, quickly followed by a BOR appeal, and the mailing of the 2024 Second Installment tax bill sometime in between. We hope to mitigate some of the confusion with this check list.

Please remember that the actual tax bill is not appealable.

REASSESSMENT LETTERS: The County will mail the 2025 Notice of Proposed Reassessment on Wednesday, October 22, 2025.
FILING APPEALS: We have plenty of time to get an appeal filed for everyone but please help us out by refraining from phone calls and especially by absolutely avoiding multiple filings. Multiple filings have become a significant issue. In an effort to keep the taxpayers informed we send follow-up/reminder emails. When we send these follow up emails some taxpayers re-submit an additional appeal request. This will cause both filings to be deleted and NOT FILED.

2025 CCAO APPEAL DATES:
10/22/2025 Cook County Reassessment notices are mailed to taxpayers.
11/17/2025 Last day to file a 2025 CCAO appeal request with the Niles Township Assessor Office
12/05/2025 Last day to file an appeal directly with the Cook County Assessor Office

TAX BILLS:
My best guess is that the bills could either be mailed “soon” or, months from now. I do not have enough information to support even a wild guess as to a mail date.
When your tax bill arrives and if you did NOT receive the exemptions that you are entitled/applied to, make an APPOINTMENT through our website AFTER 12/5/2025 to request assistance filing for exemptions.

EXEMPTIONS: We can not help process exemption certificate of errors during appeals. If you need immediate help filing exemptions on your current bill, make an APPOINTMENT through our website. The County will open the window for regular exemption filing in late February/March 2026.

APPOINTMENTS: Our office is by appointments only. Please make an APPOINTMENT through our website. We are available to assist during office hours but appointment requests allows us to block time for you and let you know what documents to bring.

Appeals are the only way homeowners can contest the ASSESSED VALUE (AV) of their home. AV is one of three factors in calculating the property tax. The goal is to keep the AV as low as possible but also keep in mind that lowered AV does not necessarily result in a tax bill lower than in the prior year. But, the bill will be lower than it would have been without an AV reduction.

The first level of appeal for 2024 Assessed Values was to the Cook County Assessor Office (CCAO). The CCAO is now in the process of mailing their appeal decisions. There are thousands of appeal decisions to process and mail so let’s be patient and give it until 1/6/2025 before we start searching for decisions that have not yet arrived in our mailboxes.

The BOR is the second level of appeal. Niles Township is estimated to open for appeals with the Cook County Board of Review (BOR) soon.

We will begin accepting 2024 BOR appeal requests here at the Niles Township Assessor office now. Our office is planning ahead by making the REQUEST forms available for you to complete at your earliest convenience. In order to meet our residents' appeal needs we have created a LINK to our 2024 BOR APPEAL REQUEST form on our website. The form is our internal office form for you to REQUEST our assistance in filing your appeal with the BOR. We will analyze your AV and search comparables for your property and file an appeal with BOR on your behalf.

Go to our WEBSITE to complete the request form today. Once you complete all the required fields and click "SUBMIT" at the bottom of the screen, we will receive your completed form automatically. You do not need to do anything else. Once the appeal window opens we will file your appeal and you will then receive a submission email directly from Cook County Board of Review.

We can file a BOR appeal even if a CCAO appeal was not filed.

PLEASE DO NOT call or email us to confirm receipt of the REQUEST form. Our resources are limited and we WILL file all appeal requests before the BOR deadline. PLEASE understand that calls and emails may not be returned in a timely manner while appeals are open due to limited resources. We just do not have the resources during appeal time to return Emails or calls asking if we received your form. Please DO NOT send multiple submissions!

BOR 2024 AV appeal results will be several months in the future.

The filing of appeals is a Niles Township Assessor benefit for the taxpayers of Niles Township. There is never a cost or fee for appeals, or for any of the other services we provide.
