The biggest financial threat most retirees face isn't a bad market.

It's a bad market at the wrong time.

A significant decline in the first five years of retirement, when you're drawing from your portfolio to cover living expenses, can permanently damage your financial picture, even if markets eventually recover. Selling investments at depressed prices locks in those losses. This is called sequence-of-returns risk, and it's something many South Dakotans don't hear about until it's already happened.

Here's where a reverse mortgage fits in. Rather than selling investments during a downturn, you draw from a reverse mortgage line of credit instead. Your portfolio stays intact. It doesn't sell at a loss. It recovers when markets improve. Then you resume portfolio withdrawals.

And here's what makes the line of credit especially useful for this strategy: the unused portion grows over time at the loan's interest rate. Establish it early in retirement — even if you never intend to touch it — and it becomes a larger reserve every year it sits untouched.

This isn't a strategy I'd recommend without a financial advisor in the room. But for the right South Dakota retiree, it's one of the most compelling uses of home equity I've seen.

You can actually buy a home with a reverse mortgage. The program is called HECM for Purchase, and it lets buyers 62 or older purchase a new primary residence with a down payment and no required monthly mortgage payment.

Here's how it works. The buyer brings a down payment, typically 35 to 55% of the purchase price, and the reverse mortgage covers the rest. You own the home from day one. No monthly principal or interest payment for as long as you live there as your primary residence.

For South Dakotans who are right-sizing, moving closer to family, or simply don't want a mortgage payment following them into retirement, this is worth understanding. And for those who can afford to buy in cash, using a reverse mortgage instead keeps that capital invested rather than tied up in the walls of a new home.

I work with realtors across the Sioux Empire on this regularly. If you have a buyer 62 or older who can't qualify for a traditional mortgage — or who just doesn't want another monthly payment — this program might be exactly what opens the door.

Yes. In many cases, you can.

The biggest mistake I see is homeowners and first-time buyers calculating their waiting period from the bankruptcy filing date instead of the discharge date.

For many mortgage programs, including FHA and VA loans, that distinction matters.

If you're rebuilding your credit after bankruptcy, don't assume you're years away from homeownership. You may qualify sooner than you think.

This is especially important for:
