Get pre-approved, be ready to go (often an offer comes down to more than price) - FAST CLOSE (I get asked to close loans in 13-17 days because that is why a buyers offer was accepted). Having your approval in place, all documents in file so we're ready to go on day-1 makes these short timelines possible. It matters who you work with, don't wait for rates to fall as the low inventory will get worse not better, prices will spike even more and any gains you think you'll have will be lost by the bidding wars inevitably coming.
