I had a blast last week traveling out to MI with Ross Martinson at Paramount Real Estate Services, , and to visit the campus of one of my wholesale lending partners. puts on a weekly class for real estate agents to learn a little bit more about the mortgage world and the difference between mortgage brokers/wholesale (me) and banks/retail lenders. We learned a lot, but we had SO much fun. Great food, axe throwing, Henry Ford’s first factory where the Model T was produced, spectacular deep-dish pizza, Jagger’s airplane slippers (last slide), and lots of laughs. I considered all three of these gents friends before going out there and getting to do this was something special!

In January, I closed my 100th transaction since starting in this business in 2023! The best part of getting to do this many transactions in such a short amount of time, is that I have gotten to learn this job and experience LOTS of different kinds of transactions, really fast!

I was originally thinking that I would hit this milestone in December and just barely make it in 2025, but a couple of closing timelines got moved around and it pushed into Jan. My 100th transaction was also originally supposed to be with (which would've been cool because I got to do the loan on his 100th this year too!), but it ended up that it got to be a refinance for some sweet friends of mine - special nonetheless! ☺️

What do we think, can I break 200 in 2026?

I guess you could say it’s been a busy Jan… 🤷🏼‍♂️

In all seriousness, it’s a joy to help people accomplish these huge moments and there are SO many cool things we accomplished:

• Took out a HELOC on a primary and used the funds to purchase an investment.
• Took out a HELOC on an investor’s duplex to leverage funds for upgrades on several of their other investments.
• First-time buyers 🙌🏻🙌🏻🏠❤️💪🏻
• Saving HUNDREDS per month on refinances.
• Cash-Out refi for another investor to leverage funds for more new builds.

I got into this business while I was working a very full-time job as a regional manager and sales trainer in the jewelry world. From February of 2023 to July of 2024, I worked tirelessly (actually, I was very tired) and strategically to build a business that would support a move to doing this full-time. 2025 represents a huge milestone for me in this journey. This is the first full calendar year that I get to do this full-time. The snowball that I pushed slowly uphill for a year and a half has finally felt like it’s started to roll down the other side.

Balancing confidence and humility in this self-promotion industry is always an interesting juggle. I am immensely grateful for all of the people that have trusted me with these important life moments and I am quick to say that I wouldn’t be here without an innumerable number of people. I am equally ridiculously proud of the quality of work that my team and I do, and from a business perspective I think it’s important to talk about.

A massive “thank you” to you; the realtor who has trusted me with your cherished clients, the client who has trusted me with what is likely the largest purchase of your life, and to you who is reading this post. You’re an important part of this journey too.

Summer Story #6: I got to work on the other side of a transaction with one of my incredible loan officer friends here at Advantage, !

The sweet little family that I was working with found their dream upgrade but needed to sell their current home first. We looked at using my Buy Before You Sell Program, but it just didn't pencil out for them in this scenario. So, they worked with the incredible Melissa Boyd with BST Realty, LLC to get their adorable starter home listed for sale.

A couple of days after it was listed, the client called me and said, "We've got a pretty solid offer and the loan officer is from Advantage, could we ask you about the down payment program they're using?"

I said, "Ah! Haley is great and so is that program!"

It's always stressful to be the loan officer on the loan for the home that needs to sell so that someone can purchase the next one, and I really appreciate Haley and all of her excellent work getting her clients closed on time, so that Melissa and my clients could close on time!

I just closed a 3 Million Dollar, 7-Unit apartment complex in CA!

This one has been in the works for quite some time and my team and I worked our tails off for months, even though we were technically only under contract for 45 days! Properties like this are so much more complicated at every level and it's, honestly, pretty insane that we got this closed in less than 50 days from receiving the executed contract.

The type of loan we used for this purchase is called a DSCR Loan (Debt Service Coverage Ratio) and it's specifically designed for investors to purchase investment properties with minimal work and added documentation. Approval for these loans is based primarily on the borrower's credit score and the income producing potential of the property, removing the need to verify and document things like employment, income, and other debts.

DSCRs can be used on large multi-unit properties like this, or they can be used on duplexes or single-family rentals as well. They're an excellent tool to expand the investment portfolio!

Summer Story #5: We were at the coast on a Saturday and an agent texted me, "I have a new client who lives in {out of state} & seems pretty much ready to go, needs a lender & wants to start looking at Silverton homes...". Within the hour, the client and I had connected and they were working on submitting their application to me. By the next morning, they were pre-approved and submitting an offer; one that would end up being accepted! 🙌🏻

Get yourself a Loan Officer that can pre-approve you over the weekend from the beach. Get yourself that house. ☺️

I talk a lot about how much money I can save folks, but I think my biggest competitive advantage and greatest asset is my communication skillset. For ten years, prior to entering this career, I managed 12 retail stores across the West Coast, and through that experience I developed the ability to time-block an immense workflow and navigate communicating with dozens of individuals in an efficient, precise, and timely manner. I have found that to be a valuable rarity in this industry.

You will always know what is going on. I will not delay on updates, even if they're not always pretty. I am not afraid of difficult and uncomfortable conversations. You deserve to be informed.
