2025 was the Year of the Snake for me. A lot of quiet growth, reflection, and shedding what no longer fit. It wasn’t destruction, it was clarity. Relationships, patterns, and even a business venture that had no real direction fell away so I could stop surviving and start aligning. This year also closed a much bigger cycle. After years of being in survival mode, overgiving, and holding onto potential instead of reality, things finally came into focus. It wasn’t about building, it was about clearing. 2026 already feels different. New experiences, a new relationship dynamic, and a job path that feels aligned instead of forced. Forward motion, momentum, and clarity are finally here.

Real Estate Investors, Ever heard of a DSCR loan? It might be the key to scaling your rental portfolio without all the income docs.

Instead of qualifying based on your personal income, DSCR loans look at whether the property's income covers the mortgage. If your rent is $2,000 and your mortgage is $1,600, your DSCR is 1.25, and that's exactly what lenders want to see.

Why investors love DSCR loans:
No personal income verification
Doesn’t affect your personal DTI
Great for short-term and long-term rentals
Ideal for full-time investors or self-employed borrowers

Just know:
Down payment is usually 20–25%
Rates can be slightly higher
Credit score should be 680+
Lenders will ask for rent projections (1007 or AirDNA report)

Will We Ever See Mortgage Rates Drop Below 5% Again?

I hear this question all the time—and honestly, I get it. We’d all love to lock in a rate in the 4s again (or better), but here’s the real deal:
Could we see sub-5% rates again in the next year or two? Maybe—if inflation continues cooling and the Fed starts cutting. But even then, mortgage rates don’t follow Fed rates exactly. Things like bond yields, investor demand, and lender margins all play a role too.

Now, those sub-3.5% rates? That was a once-in-a-lifetime fluke during COVID, emergency-level stimulus. Unless we hit another major economic shock, don’t bank on seeing those again.
Historically, 30-year fixed rates hover around 5–6%. So if we get into the high 4s again, that could be the new “low” for a while.
Bottom line? Waiting for a perfect rate might keep you stuck on the sidelines. If a deal pencils out today, and you’ve got the option to refi later, sometimes it’s smarter to move now and adjust when the market shifts.

LLC vs Umbrella Policy for Out-of-State Rentals
Got rental properties in another state and wondering if you should form an LLC or just stick with umbrella insurance?

Here’s what you should know

Deeding a financed property into an LLC can technically trigger the due-on-sale clause, but most lenders don’t act on it as long as payments are made. Still, the risk is there. Some investors use land trusts, but that adds complexity without removing all the risk.
Umbrella insurance is a simpler route, especially if your properties are in good shape and liability risk is low. It won’t cover everything, but it’s a helpful buffer that avoids lender drama.
But here’s where it gets tricky if you live in California…
Even if the property is out of state, managing the LLC from California (signing leases, collecting rent, etc.) could be considered “doing business”, meaning you’ll owe the $800 franchise tax per LLC.

If you’re only holding a couple of SFHs and not growing aggressively, it may be cheaper and easier to keep the properties in your personal name with solid insurance.
But if you’re scaling?

Talk to a real estate attorney or CPA who knows how to structure multi-state investments the right way from day one.
