In the Home Buying Process, it's easy to overlook the reality of Upfront Costs. Prior to closing on a home loan, at initial contract there are three Out of Pocket Costs that you should be aware of.

#1 Earnest Money: ranges from $500-1% of the sales price depending on negotiations

#2 Inspection Report Cost: starts at $350+ depending on inspector and size of property

#3 Appraisal Cost: starts at $600 and can be as high as $1k depending on size of property and lot size
