Ever heard the term non-warrantable condo and weren't sure what it means for your mortgage? You're not alone - and the rules just changed.

On March 18, 2026, Fannie Mae & Freddie Mac rolled out their biggest condo financing overhaul in years. The highlights:
🔑 Reserve requirements are rising from 10% → 15% of an HOA's annual budget. Fall short? The building loses warrantable status; and conventional financing disappears with it.
🔑 The 50% investor concentration limit is gone. More urban buildings now qualify for conventional financing.
🔑 Small condo waivers now cover buildings up to 10 units, which could mean less red tape for smaller communities.

Non-warrantable doesn't mean no options. It just means you need the right team. We know this landscape - let's talk.
