A lot of buyers plan for the down payment, but forget about closing costs.

Closing costs usually run about 2–6% of the purchase price and cover things like the appraisal, title work, lender fees, and escrow.

The good news? Buyers don’t always have to pay all of it themselves.

A few ways to lower out-of-pocket costs:
✔ Ask for seller concessions to help cover closing costs
✔ Look into down payment or closing cost assistance programs
✔ Structure your offer strategically with your lender and agent

Most of the time, there are ways to make the numbers work so buyers aren't bringing as much cash to closing as they expected.

💡 Tip Tuesday: VA Assumable Loans = Hidden Opportunity

Did you know some homes with a VA loan can be assumed by a new buyer?

That means instead of getting a brand-new mortgage at today’s rates, a buyer may be able to take over the seller’s existing VA loan rate. 👀

Why does that matter?
Because if the seller locked in a lower rate a couple of years ago… that rate could transfer with the loan.

A few things to know:
• The buyer does NOT have to be a veteran (in some cases)
• The buyer must qualify with the lender
• The difference between the sales price and loan balance must be covered
• It can be a powerful marketing tool for sellers

This is one of those strategies most buyers are not even asking about yet.
