Just a reminder to our dear friends and colleagues in real-estate community that we can offer these two programs--Chenoa and Equity Aid. Those are super easy and allow us to get our customers 3.5% or 5% in down payment assistance funds.

Here are the key points:

No DTI requirement.

No income limit, except for Equity Aid USDA loans.

Programs:
o Chenoa: FHA 25/30 year term.
o Equity Aid: FHA and USDA.

Doesn’t have to be a first time homebuyer.

Minimum credit score:
o Chenoa: 600.

Homebuyer class:
o Chenoa: Only if credit score is less than 640.
o Equity Aid: Not required.

Minimum LTV:
o Both: 90% minimum (i.e., the borrower cannot put more than 10% down).

2nd lien:
o Forgivable (Chenoa after 36 months; Equity 3.5% ONLY, forgivable after 60 months).
o Non-forgivable:
 Chenoa: 10 year; rate is 1% higher than the rate on the 1st lien.
 Equity: 10 year or 20/30 with balloon after 10 years.
