Gift funds can be part of some home purchase conversations.

But they are not something you want to mention for the first time at the very end of the process.

If someone is helping with funds, it is important to talk with your lender early so the details can be reviewed properly. 💬

Gift fund requirements may depend on things like:
✅ the loan program
✅ who the gift is coming from
✅ documentation requirements
✅ timing of the transfer
✅ the overall loan file

The goal is not to make this complicated.

The goal is to avoid surprises and make sure everyone understands what may be needed before the process gets too far along.

Some trends are worth borrowing.
So let’s do this one, mortgage edition. 🏡
Things I would never do when buying a home:
❌ make a large purchase before closing without talking to my lender
❌ open or close credit accounts without asking how it could affect the file
❌ assume an online estimate tells the full story
❌ ignore payment comfort because I got excited about a house
❌ wait until the last minute to send requested documents
❌ skip asking questions because I felt like I should already know the answer
This is not about making the process scary.
It is about avoiding surprises.
Every situation is different, and the details matter. But when you are making a major financial decision, asking first can save a lot of stress later.
When in doubt, ask before you guess.
