This market isn't broken, and waiting for a crash that isn't coming has a cost. Every month spent on the sidelines is a month someone else is building equity, locking in a price, or getting ahead of what most experts expect to be a housing surge once broader economic conditions settle.

Whether you're thinking about buying or selling, a local real estate agent can help you figure out what this market means for your specific situation and what your next move could look like.

You've probably heard plenty of doom and gloom about the housing market lately.

You've probably heard that home prices are cooling off.

Stuck deciding between buying a home now and holding out for the “perfect” mortgage rate?

The truth is, trying to time the market rarely works. Home prices, mortgage rates, and inflation are all outside your control.

And if you wait for all of them to line up just right, you may be waiting a long time.

My advice? If you want or need to move, look at your own numbers instead.

Because whether it's a good time to buy really comes down to your financial situation.

Can you afford the monthly payment?

Do you have enough money left over as a safety net?

What about for repairs?

It’s not a bad time to buy if the math makes sense for you. And that’s true no matter what you’re hearing about the market right now.

Connect with a trusted lender to run the numbers, then let’s chat.

The foreclosure headlines may sound alarming. Here’s why you shouldn’t panic. Far fewer homes are starting the foreclosure process today compared to 2008. So, even with the recent uptick, foreclosure starts are down about 82% from where they were in 2008. And that means we’re a long way from crash territory. Have questions about what you’re seeing on social media or in the headlines? Let’s connect.

Home price growth slowed way down, and now it's showing early signs of picking back up. Whether you're buying or selling, let's connect so you can see exactly what prices are doing in our local market and what that means for your plans.

After more than a year of headlines talking about how home prices are going to crash, the latest data shows that price growth may be starting to pick back up again.

If you've been putting your home search on hold because you're convinced mortgage rates will be much lower soon, it may be worth taking another look at that strategy.

Let’s connect so you have an expert who can at least walk you through your options and decide whether waiting really puts you in a better position – or just keeps you on the sidelines a little longer.

Imagine waiting a year to buy a home, only to find mortgage rates haven't changed much. That may sound frustrating. But it's a real possibility.

Headlines highlighting rising foreclosures have a way of stirring up 2008 flashbacks. But the data says not to panic.

We’re nowhere near what happened back then.

In the first half of 2008, foreclosures were filed on over 1.3 million homes. The first half of this year that number was less than 250k.

Now, seeing any homeowner go through this is hard. There’s no arguing that.

But just looking at the market as a whole, we’re a long way from crash territory – even with the recent uptick. So, don’t let the headlines stir up fear.

A lot of buyers are waiting because they think mortgage rates will drop dramatically.

The problem? That's not what today's forecasts say is going to happen.

Experts believe mortgage rates will actually stay in the mid to low 6s through 2027 due to a number of factors – including inflation.

What’s that tell me? Waiting may not pay off the way you hope it will.

So, if moving is important to you, I want you to know waiting isn’t your only option.

Builder incentives, adjustable-rate mortgages, assumable mortgages, and rate buydowns are just a few of the strategies worth exploring that could help with affordability right now.

I’m not saying you have to buy today, but you should at least know your options. Let's talk about what could work for you.
