These 2 reports are a perfect example of why a credit score alone does NOT tell the whole story…
The scores look strong at first
TransUnion 736, Experian 723, and Equifax 709.
Someone could see those numbers and think, “I have 700+ scores, so I should qualify.” But when you look underneath those scores, the actual credit profile tells a very different story….
The report shows 15–20 derogatory accounts, 1–2 delinquent accounts, collections, and multiple inquiries. It also shows approximately $38,000–$44,000 in reported balances, depending on the bureau. The risk factors specifically mention too few credit accounts, too few revolving accounts with high limits, a credit history that is too recent, too many inquiries, and delinquent or derogatory payment history.

Part 1 — Clean the profile first and
Address inaccurate, unverifiable, or otherwise disputable negative information such as collections, derogatory accounts, and late-payment reporting. A 700+ score does not automatically erase the impact of negative information when a lender reviews the entire file.
Part 2 — Build the profile out
You also need a strong overall credit structure: sufficient positive accounts, established history, appropriate revolving limits, low utilization, manageable balances, limited unnecessary inquiries, and consistent on-time payments.
And then there is DTI — debt-to-income ratio. Your credit score and your DTI are not the same thing. A borrower can have a great score but still be denied if their monthly debt obligations are too high compared with their qualifying income. The balances shown on this report may affect underwriting, but the report by itself does not tell us the person’s actual DTI because we would also need their qualifying monthly income and the lender-counted monthly debt payments.
This is why I don’t just look at your score. I look at your TOTAL CREDIT PROFILE.
You can walk into a lender’s office with a 709, 723, or 736 and still not receive the approval you expected. The goal isn’t simply to chase a number. The goal is to create a cleaner, stronger, lender-ready credit profile that makes sense from top to bottom.
