More homes. Stable prices. Slightly better rates.

That is the short version of what I’m seeing in the Puget Sound market this week.

NWMLS reported that June brought more listings than last year, while the regional median sales price stayed at $650,000, unchanged from May but down 3% from June 2025. Pierce County is still not oversupplied, but buyers are seeing more choices than they had during the tightest part of the market.

Two listings that caught my eye:

2706 9th St SE, Puyallup
Around $499,950 — 4 bed, 2.5 bath, about 1,876 sq ft. A solid example of a 4-bedroom option near the $500k range in Puyallup.

4802 N Waterview St, Tacoma
Around $2,575,000 — waterfront, 4 bed, 5 bath, about 4,038 sq ft. A high-end Tacoma property where financing strategy matters just as much as the rate.

Mortgage rates also improved slightly this week, with Freddie Mac’s national 30-year fixed average moving from 6.49% to 6.43%. That is general market commentary, not a personal rate quote.

The takeaway: this is not a market where buyers should panic, and it is not a market where sellers should guess. The right move starts with the numbers.
