A lot of homes just got simpler to finance.

New conforming loan limits are rolling out. The single-unit number is expected to be $845,000, up from $832,750 — and we're already lending on it ahead of FHFA's official confirmation in November.

Here's why that number matters more than it sounds like it should.

Above it, you're in jumbo territory. Stricter guidelines, more documentation, often a bigger down payment. Below it, you're in standard conventional financing — a much simpler path.

So when that line moves, homes that were sitting on the jumbo side of it move to the conventional side.

Nothing about the buyer changes. The financing just gets easier.
