After a year and a half of research, I have decided to make the decision to start investing in walnut trees! ⠀

I chose to go with for multiple reasons. Their customer service is fast to respond, it's a great way to earn passive income, and its great for the environment! ⠀

As for the finance aspect, there are multiple different projections of your ROI, however, their "realistic" projection should yield roughly a 30% ROI ANUALLY for the life of each tree (after its 7 year maturation period), which is at least 40 years. ⠀

Ahh the age old question, to pay down mortgage principal or invest the remaining cash? I just had to answer that question last night for the first time in my life, since our first mortgage payment was due. ⠀

From a mathematical standpoint it makes sense to put the extra $200/mo towards a low cost index fund in our tax advantage account. Here's why:⠀
$200/mo x 25 years at an 8% return is $184,337.58 with only $60,000 of that being contributions!⠀

Whereas if I pay $200/mo I will knock almost 5.5 years off my mortgage and save me about $35,329 in interest. That's a difference of $89,000 between the two. ⠀

I ended up putting additional money towards the principal because I do like the thought of saving money on interest and paying off my house sooner, but after doing more number crunching, that might not be the play for our future payments.⠀

According to a 2017 journal article, subjects that listen to music while they exercise are found to work out harder (higher maximum heart rate) and longer. Of these 50 subjects, 25 male/25 female, the maximum heart rate while listening to music was a little over seven beats per minute higher than those without music. Likewise, the average exercise duration with music was sixteen minutes longer than with no music. In the conclusion, the testers claim that music may "exert an ergogenic and distractive effect during exercise," thus allowing us to push ourselves harder. On a lot of finance platforms you’ll hear people talking about “DRIP” when discussing long term investment strategies. This simply means the investor is automatically reinventing the dividend payout from a company to buy more shares of that same company. ⠀

For example: Caterpillar (CAT) pays an average quarterly dividend of $1.03. This means that instead of me receiving that money as cash every quarter, my broker is automatically purchasing $1.03 worth of cat [$1.03/ $232.72(current share price)] which is about 0.44% of one share. ⠀

Just remember that this investment strategy is your best friend when discussing multi decade investment strategies.⠀

According to Investopedia, dividends are “the distribution of some of a company's earnings to a class of its shareholders, as determined by the company's board of directors.” Dividends are the epitome of passive income. Dividend companies are paying you just to hold shares of their business! There are positives and negatives to this method of investing, though. ⠀

Pros:⠀
- You are essentially receiving free money just for holding these stocks⠀
- Using the “DRIP” method, dividends reinvested, you have a self-perpetual, ever-growing portfolio⠀
- A dividend portfolio can generate a reliable income, so long as the portfolio is mainly with dividend aristocrats⠀
- Qualifying dividends can be taxed at a lower rate than the ordinary capital gain tax ⠀

Cons:⠀
- Dividend yields don’t pay that much, with 5% being considered a large dividend ⠀
- In times of financial crisis, companies will sometimes cut dividends in order to keep the company afloat⠀
- A lot more homework is needed in order to have good asset allocation⠀

With all this being said, investing is a calculated risk no matter how “safe” it may seem. Since I am a dividend investor, I will post the amount earned from dividends each month, so that you can follow along. Since the passive income is going to eventually replace our earned income, I will solely focus on the dividend income, rather than how much is in that portfolio. ⠀
