Love your mortgage rate.
Wish the rest of your payments looked as good?

You may be able to use your home equity without replacing your existing mortgage.

That could help you:
• Consolidate expensive credit card debt
• Finally tackle the renovation
• Help fund an investment property
• Cover a major expense

Self-employed? Certain programs can use bank statements to calculate qualifying income.

Own a rental? Some DSCR programs use the property’s rental cash flow to qualify for financing for eligible business purposes.

At Karbon Financial, we have access to 100+ wholesale lenders. We help you compare options, costs, and payment plans for what you want to accomplish.

A smaller payment doesn’t always mean a lower total cost. Your property secures the loan, so the repayment plan matters.

Sellers are helping buyers with costs and the opportunity varies by market.

A seller credit may cover closing costs, pay for a lower mortgage rate, or fund lower early payments.

With a temporary buydown, payments rise as the help ends. We’ll help you compare the options against your budget and plans.

Feeling like buying your first place is still years away? Here’s how to shortcut it.

While data shows saving up and reaching the break even point where owning costs about the same as renting usually takes around 15 years, there are ways to get there faster.

If you set your sights on a starter home, it’s actually closer to seven years. That cuts the time in half. You’re looking at 4.6 years to save and 2.6 to break even.

But keep in mind, those numbers assume you put 20% down. Most first-time buyers put down far less, so that saving timeframe can shrink even more.

DM me, and I'll share a few ways to reach your first home sooner – like talking to a lender about down payment assistance programs.

Since you’ve probably already been saving for a while, you may be closer than you realize.

Buying your first home can feel like a goal that keeps moving farther away. Two moves can help shorten the path.

First, your first home does not have to be your forever home. Zillow’s national analysis found that the modeled timeline to save and reach the rent-vs.-buy break-even point was 14.7 years for a typical single-family home, versus 7.2 years for a starter home.

Second, 20% down is not a universal requirement. NAR reported a 10% median down payment for first-time buyers in its 2025 profile, and some loan programs allow qualified buyers to put less down.

The right answer depends on your finances, the property, the loan program, and how long you expect to stay.

If you’re buying in California, send us a DM and we can help you compare realistic options.

Hoping for (or Dreading) a Housing Crash? The Experts Just Weighed In.

Whether you're bracing for a crash or hoping for one, the verdict is the same – prices are still expected to rise, not fall. Let's talk about what that means for your market and your plans.

Half the buyers out there are scared home prices are about to crash. The other half are hoping they will.

Waiting for home prices to drop before you buy? Here’s what housing experts are forecasting.

Fannie Mae’s Home Price Expectations Survey, conducted with Pulsenomics, asks more than 100 housing experts where national home prices are headed.

The chart shows these forecasts for cumulative price growth from Q3 2026 through Q4 2030:

• Most optimistic 25% of experts: +22.7%
• All experts: +14.7%
• Most pessimistic 25% of experts: +6.6%

Even the most pessimistic group forecasts a national increase over that period. Short-term declines and different local outcomes are still possible. These are forecasts, not guarantees.

At Karbon Financial, we help you put the headlines into perspective. The right time to buy depends on your budget, financing options, timeline, and how long you plan to own the home.

Planning a home purchase anywhere in California? Send us a DM. We’ll help you explore your mortgage options and build a plan that fits your goals.

Higher mortgage rates are making buyers pay closer attention to one thing: the monthly payment.

And builders know it. Right now, 13.8% of new-construction listings are advertising reduced rates, giving some buyers a way to bring that monthly payment down.

So, if you're selling near new construction, that's something worth paying attention to. But it doesn't mean you automatically need to match what a builder is offering.

Depending on your house, your market, and the buyer, competing could mean negotiating on price, helping with closing costs, offering a rate buydown, or simply doing a better job highlighting what your house offers that a new build doesn't.

The point isn't to give more away. It's to know what you're competing against so you can choose the right strategy from the start.

If you're planning to sell, let's look at what buyers can get in our area and make sure your house is positioned to compete.
