Most buyers don’t realize how big the gap is between a bank and a broker.

Banks can only sell their own products. Brokers shop dozens of lenders for you.

We choose the lender, we control the structure, and the underwriters we work with are service providers competing for our business. That means they’re more responsive, more solutions-focused, and more willing to get things done.

And if you’re an agent, this matters for you too.
Recommending a broker is far more aligned with your fiduciary duty. Your client gets multiple options, better pricing, and a strategy built around them… not a bank’s box!

On last week’s Review with Compass Arizona, we talked about what’s really holding buyers back right now… and it’s not a lack of desire. It’s the unknowns.

Our job is to remove as many of those as possible.

On the lending side, that looks like creating clarity around rate movement and strategy so clients can move forward with confidence.
On the real estate side, it’s eliminating hesitation around the home itself; whether that’s paint, updates, or getting a property dialed in through programs like Compass Concierge.

When you remove uncertainty, making decisions becomes easier.

This is one of the biggest misconceptions I hear all the time…
“I can’t buy because I’m self-employed.”

That’s almost never actually the issue.

The reality is, being self-employed just means your income is looked at differently. It’s not as simple as plugging in a salary like a W-2 employee. Lenders are looking at your tax returns, your write-offs, how your business is structured and what your true qualifying income comes out to after all of that.

And here’s where things go sideways for a lot of people…
You’re told “no” when really it’s just that the loan wasn’t structured correctly.

There are multiple ways to qualify if you’re self-employed.
We can use traditional tax return income, but we can also look at things like bank statement programs, P&L-only options, asset-based loans, and other strategies depending on your situation.

Every file is different. Every business owner writes things off differently. And every lender evaluates that income a little differently too.

So if you’ve been told you don’t qualify, or you’re nervous to even start the process because you’re self-employed, don’t count yourself out.

You don’t need to “wait until everything is perfect.”
You just need someone who actually knows how to look at your full picture and structure it the right way.
