Many believe they should wait for mortgage rates to drop, but this video explains why that might be a misconception.

Here’s another risk buyers need to understand with subject to or wrap financing strategies...

👉 What happens if the seller files bankruptcy?
You may own the property…

BUT the mortgage is still tied to the seller.

That means the loan itself could potentially become part of the bankruptcy process.
And now?

👉 You may suddenly be pulled into a situation you never expected.

This is why understanding the structure and risk of creative financing matters so much.
Some of these strategies can absolutely work…
But they can also become very complex very quickly.

Make sure you fully understand what you’re stepping into before moving forward.

Most people think signing a quitclaim deed removes them from the mortgage.

🚨 It doesn't.

I've seen situations where someone was divorced for years, believed they were completely removed from the home, and later discovered they were still tied to the mortgage.

A quitclaim deed can transfer ownership rights.

It does NOT automatically remove your responsibility for the loan.

If you're navigating divorce and real estate, make sure you understand the difference.

It could impact your credit, future homebuying opportunities, and financial goals years down the road.

As mortgage rates rise, more buyers are asking:
👉 “Can I take over someone else’s lower interest rate?”
In some cases… yes.

Certain government-backed loans may be assumable, including:
• FHA loans
• VA loans
• USDA loans

That means if the seller has a lower interest rate, a qualified buyer may be able to assume that existing loan instead of getting a brand-new mortgage at today’s market rates.

Now important:
👉 You still have to qualify
👉 Not every loan is assumable
👉 There are details + risks to understand

But in the right scenario, this can be a very powerful strategy.

Let’s talk about pre-approvals… because there’s a trend happening right now that honestly makes NO sense.

Some larger lenders are telling buyers:
👉 “Don’t submit your documents until you find a house.”

That can create major problems later.

Why?
Because the REAL review happens in the documentation.

Things like:
• Pay stubs
• Bank statements
• Tax returns
• Child support/alimony
• Divorce paperwork
• Employment details
• Assets + liabilities

The devil is in the details.
A true pre-approval should involve reviewing supporting documentation BEFORE you go house shopping so you understand exactly where you stand.

That helps:
✔️ avoid surprises
✔️ strengthen offers
✔️ create confidence
✔️ identify issues early
The last thing you want is to fall in love with a home and THEN discover a documentation issue.

Some financing strategies sound amazing… until you understand the risk.

Here’s an example:
A buyer purchases a home and takes ownership of the property…
BUT the mortgage stays in the seller’s name.
This is often called a “subject-to” type strategy.

Important:
👉 The buyer owns the property
👉 But they are NOT on the mortgage
👉 The original loan stays in the seller’s name

Why does that matter?
Because many mortgages contain a “due-on-sale” clause.
That means if the lender discovers the transfer, they may demand the entire loan balance be paid off immediately.

That can create major pressure for both the buyer and seller.
Some of these strategies can work in certain situations…

But it’s critical to fully understand the risk before moving forward.

Buying a home has A LOT of moving pieces.

You’ve got:
👉 The seller
👉 Real estate agents
👉 The lender
👉 Title company
👉 Your personal finances
👉 Timelines + negotiations

And naturally… things can come up during the process.
That’s why choosing the right lender matters.

A great lender doesn’t just push paperwork.
A great lender:
• Problem solves
• Communicates
• Navigates challenges
• Helps bring all the moving pieces together

Experience matters in this industry because experienced lenders have seen more scenarios and know how to navigate obstacles when they arise.

When choosing a lender, don’t just ask about the rate.
Ask yourself:
👉 “Do I trust this person to guide me if challenges come up?”

Cash is powerful in real estate…

But paying cash isn’t always the best long-term strategy.

Here’s why:
👉 Once that cash goes into the property, it’s no longer liquid
👉 Your money may not be working for you elsewhere
👉 Accessing that equity later could require a refinance with costs + interest

That’s why some buyers use something called a delayed financing strategy.

This allows them to:
• Purchase the home with cash
• Win the negotiation with a fast close
• Then later place a mortgage on the property to pull some cash back out

Every strategy has pros and cons.
The key is understanding what works best for your overall financial picture.
