Most first time buyers are searching for something they cannot afford yet. The forever home. The one that checks every single box. The neighborhood, the size, the finishes, the yard, the location, the price point that somehow works for all of it at once. And when they cannot find it — or cannot afford it — they decide they are not ready.

But here is what I see consistently. The buyers who reframe the first purchase as a starting point rather than a destination move through the process completely differently. They are not looking for perfect. They are looking for right for right now. The home that builds something. That gets them into the market. That gives them options they do not currently have. The forever home is usually the third conversation. Not the first one.

Here is what nobody tells you before you sign with a builder. The contract timeline. New construction contracts can have closing dates that move. Your rate lock needs to account for that. A lock that expires before the builder is ready to close is a problem worth avoiding. The appraisal. New construction appraisals work differently than resale. Understanding how your purchase price is supported matters. The incentives. Builder incentives tied to their preferred lender are worth comparing against what else is available to you before you commit. The deposit. What happens to your deposit if financing falls through is a question worth asking before you hand it over. None of this is meant to be alarming. It is meant to make sure you go in informed.

Most buyers ask about the interest rate first. Fair enough. But the smartest buyers ask better questions before they start shopping. As a local mortgage broker, I’m sharing the 3 questions every homebuyer should ask their lender (but most never do):

1️⃣ What monthly payment range feels realistic for me and not just what I qualify for? Because approval numbers and comfort numbers are often different.
2️⃣ What upfront cash should I realistically expect beyond down payment? Think closing costs, reserves, inspections, and moving pieces buyers forget to budget for.
3️⃣ If the right house comes up fast, how ready am I to move? Timing matters. A prepared buyer often has more options.
