mortgage rates have worsened. they’ll probably move again tomorrow.

here’s what actually matters: the payment, and whether it’s structured the way you want it.

right now more than half of metro phoenix sales between $200k–$600k are closing with seller concessions — closing costs, rate buydowns, repair credits. sellers are negotiating again.

that means the conversation isn’t “wait for a better rate.” it’s “what payment are you comfortable with, and what does it take to get you there.” tell me the number, i’ll show you the structure.

comment “structure” and i’ll run your numbers.

Those who wait for everything to align perfectly will miss the boat.

And the truth is, we never know when that boat is going to leave the harbor. 🚢

Right now, we’re seeing purchase contracts with 3%, 4%, 5%, and even 6% in seller concessions toward buyers’ closing costs.

That can make a BIG difference when it comes to getting into a home and keeping more money in your pocket, and getting a rate well below today’s market rates.

If you’re in the market—or even considering buying instead of renting—and you’re looking for a lender who will help you structure the best deal possible, shoot me a message.

There are opportunities in this market to be had.

It’s a great time to be a buyer.

a client gave up his 3.75% mortgage rate. on purpose.

he was making 12 separate payments every month, his mortgage plus 11 credit cards and personal loans, adding up to $2,074/month. we rolled all of it into one new loan at 6.875%

yes, the rate went up. here’s what also happened: one payment instead of twelve. $1,392/month total. $682/month back in his pocket - this can be a powerful strategy for a fresh start

swipe through exactly how the math worked — including the part most people don’t want to hear

every situation is different. if you want your real numbers, text me your mortgage balance, payment, and rate, your debt balances, and your estimated credit score and home value. i’ll text back an honest answer

Market Update. 30yr fixed sits at 6.77% this week. Here’s what nobody puts on the sign: over half of phoenix sales between $200k–$600k are closing with seller concessions right now.

On an fha loan, a 2.5% seller credit can fund a full 2-1 buydown — dropping your payment by roughly $500/month in year one.

Rate on paper ≠ rate you pay. Seller concessions can change the game.

dm me “rate” and i’ll run your actual numbers this weekend.
